Initial Assessment for HomeBuy
If everything goes to plan, you will be the proud owner of your first home, financed partly through a low cost goverment loan, which will be paid back on the final sale of the home or earlier should you wish, plus a normal mortgage from one of the standard Lenders. Apart from the normal fees associated with purchasing property, you will not have had to lay out capital for a deposit, leaving you in an affordable financial position.
A mortgage adviser from Charlton Financial Services Ltd., will call you, at your request, and talk you through the process. They will assess your financial situation to check that you fall within the general criteria to be considered for the Government scheme. If everything looks acceptable and you are happy to proceed, Charlton Financial Services Ltd will send you their application package for completion and return. Once this has been received and checked, it will be forwarded to the appropriate government agent for the HomeBuy scheme. Please note that you can download the documents by clicking on the buttons above, complete them and forward them to us, to save time.
HomeBuy Checks
Your application will then be sent to the governments central office in London and they will appoint an assessor local to your area. This assessor will contact you and discuss your needs and suitability for the scheme. The assessor will then make their recomendation to the London central office and if your application is successful, they will inform their local agent, usually a housing association, to prepare the goverments offer.
Receipt of your HomeBuy offer
Once accepted, you are in a position to decide on what you wish to purchase and you will need to raise the remaining capital through a conventional mortgage. Your Charlton Financial Services Ltd., mortgage adviser, will work with you through this process, recommend a suitable mortgage and see it through to conclusion.
Arranging professional services and Mortgages
You will need assistance with legals, surveys, insurance etc and your mortgage adviser will be able to assist you in all of these areas.
