Quite recently, the Scottish government introduced its version of the HomeBuy schemes which operate in England. The Scottish approach however is quite different with funding mainly targeted to provide assistance to people wanting to purchase property in the lower price ranges. Each region of the country has its own value scale but within that scale, you can purchase any property of your own choosing. One of the main differences from the English schemes is that the Scottish government loan is in way of a grant and does not attract interest. This means that only the actual capital granted needs to be repaid to the Scottish government, at the appropriate time, reducing the buyers costs.

As is usual with government help schemes, accessing what is available and how to apply is often confusing. These government schemes are no exception and as a result, not too many people are aware of their availability or what to do when they find out about them. To help overcome this, we at CharltonOnLine have decided to offer our clients direct help by applying on their behalf and, if successful, help them to complete the remaining functions such as obtaining a mortgage for the remaining finance and organising the various professional sevices needed to complete the transaction, such as lawyers, surveyors, insurances etc.
There are two scottish government schemes in operation, one being targeted to people buying property on the open market, either as secondhand property or as new build property sourced from the market and the second being specific new build property being offered separately through the government schemes.

Both schemes are based on the Shared Equity type of arrangement where the equity in the property is shared between the buyer and the Scottish Government but ownership of the property lies 100% with the buyer at all times.
